How We Market Your Home for Sale in Elk Grove on the Internet

The internet is a crazy thing…have you ever wondered how all that information gets on there??  Well, when we take on the task of Selling your Home, there is a lot of behind the scenes marketing that goes on.  I will take you through the steps WE use, to give you an idea of how many places we advertise your home, and what it means to you.

Step 1

Take Great Pictures!!  We usually make an appointment to come out right after you hire us to Sell your Home.  We want the photos to reflect the main features of your home that potential buyers would want to see, and usually that means removing as many personal items as possible from the area we are photographing!  Also, having the spaces clean, de-cluttered, and freshly vacuumed helps!  These pictures of your home are going to literally be plastered all over the web…so if you don’t want your personal items online–clean up!

Step 2

We upload your property information to KWLS and MetroList.  People these days will almost always start their home search online.  This is why online marketing is so important!  MetroList will give them all the details on the property,including county information as well as information about the home itself.  KWLS is the Keller Williams Listing Site.  These two are the first steps to the marketing process that will happen online.  Here are just some of the sites that pick up listings from market centers around the world and put them on their sites:  Point2homes.com, Estately.com, Movoto.com, Trulia.com, and Zillow.com.

Step 3

The site we use for the majority of our marketing is www.ListingstoLeads.com.  I rely on them for generating such things as eFlyers, Virtual Tours, Social Media posting tools, and much much more!  Listings to Leads takes your property information, along with OUR information as the Elk Grove Listing Agent, and creates the “ads” for us.  I then take the “ads” and put them in specific places online.  The eFlyer generated by them includes all the details and photos, directions to the property, as well at the Virtual Tour.  All that information in one place makes it very easy for a buyer to see if the home will fit their needs, and how they can go about seeing it and making an offer!

Here is where you will find your home online once we list it!

  • Craigslist
  • Facebook (our Elk Grove Real Estate page, and Your page if we are “friends”)
  • Google Plus (Google pretty much owns the internet, so you want to be seen here)
  • Youtube (owned by Google, so also important to internet listings)
  • Trulia and Zillow (your listing will go automatically to these sites, but we go in and “claim” them as ours so that buyers know who to contact)
  • Blog- our Elk Grove Blog is www.AllElkGroveHomes.com
  • We have many other ways of marketing that are not necessarily online, but get you results, such as: a QR code, the Property Sign out front, flyers we pass out in your neighborhood, and good old fashioned phone calls to homes around your area!

MARKETING-DIAGRAM
What we actually put on those sites, is first, an initial Just Listed advertisement.  Then there is usually an Open House that we want to get as many people to as possible!  I will post the date and time everywhere listed above.  By then we hopefully have multiple offers, and after one is accepted, I will let the internet know the property is Pending!!  This is not necessarily going to benefit you the seller, but it will help to advertise that we are successfully Selling Homes in Elk Grove.
