Buyers know the seller is not paying a commission, so they make a lower offer thinking they can save the commission off their purchase price.

FSBO’s ATTRACT Bargain Hunters and Speculators
Many opportunist believe–rightly or wrongly–that For Sale by Owners are uninformed about the marketplace. Since you don’t have representation, they think they have a better chance of slipping a low-ball offer past you than past an agent working with a homeowner whose property is listed.

Buyers, Unsure of Property Values, WILL OFFER LESS
Since most buyers in the market are working with an agent, they will likely never see your home. That only leaves you a small pool of buyers, the ones that are not represented by an agent. People who believe they are tough negotiators like to make offers on FSBO’s. They think they will have an upper hand with dealing with an “amateur”. Those who don’t like to haggle or believe they are poor negotiators tend to seek out a Realtor to represent them in their home purchase.
